    Monthly Spring & Fall Annually

    Test smoke alarms; replace smoke detector batteries if necessary

    Clean or replace furnace air filter

    Inspect the foundation, pipes, vents, & ducts

    Inspect dishwasher for leaks

    Inspect & clean faucet aerators & shower heads

    Check the attic (if accessible) to ensure that roof vents are not obstructed. Check for evidence of leakage, condensation or vermin activity. Level out insulation if needed.

    Inspect and clean storm window weep holes---or as needed

    Note any cracks in foundation, brick, or stucco

    Trim any trees or shrubs that touch house

    Check all weather stripping and caulking around windows and doors, especially if you have air-conditioning

    Inspect the exterior walls and foundation walls, for evidence of damage, cracking or movement

    Ensure that the grade of the land around the house encourages water to flow away from the foundation

    Drain some water from the water heater

    Examine & test pressure relief valve; check for leaking

    Brush & vacuum heat exchanger surfaces

    Have chimney inspected and cleaned; ensure that rain caps and vermin screens are secure; inspect fireplace firebrick and mortar for cracks and deterioration.

    General furnace inspection: look for rust and/or scaling on heat exchanger; check for the proper color flame; note odd noises or sounds; check venting pipes for operation and condition.

    If heat is supplied by a hot water boiler system: check water pressure; drain expansion tank; bleed radiators.

    Inspect plumbing shutoff valves

    Inspect toilets for stability

    Vacuum smoke alarms

    Vacuum heating registers, vents, ducts, and radiators

    Check door seals on refrigerator and freezer. Vacuum refrigerator coils
